Welcome fellow landlords! Bad-Tenants.net has been created by landlords for landlords. Like many of you, our company has invested a lot of money in our real estate properties. These properties may be short term rentals, eventually to be resold as homes, or purely for long term rental properties. Regardless, they cost money to buy and maintain. Over the past several years we have made it our mission to try to rent or lease to tenants that take care of our property and to collect every penny that our tenants owe. I bet you are thinking, “Good luck”, right?
As with any craft, if you don't have the proper tools, you can't build or fix anything. That is where Bad-Tenant.net comes in! Our Nebraska web based community, Bad-Tenant.net, is definitely not a place for landlords to slander tenants. Instead it is a tool to help landlords, track their good and bad tenants as well as everyone else’s. After all, it is definitely more cost effective to prevent ever getting that possible bad tenant rather than finding out after it is too late.
Bad-Tenants.net is confident every landlord has experienced the cost and difficulty to get rid of a bad tenant. They may be behind on rent or cost you thousands in repairs. Then to add insult to injury you have to pay the legal fees to get them properly evicted, repair and clean the property, and ultimately advertise to find a good tenant.
In our personal experience it can take several trips to the Sheriff's Department getting the bad tenant served and processed in small claims court, and several more trips to the county court house to try to garnish the bad tenant’s wages. Each time you think you are just about ready to collect your money, but instead you find out the bad tenant has moved again or quit their job simply to avoid paying what they owe. At Bad-Tenants.net we have become sick and tired of bad tenants taking advantage of loop holes in the law, just so they can get out of paying their rent and move on to the next victim.
Here at Bad-Tenants.net, we have even had bad tenants tell us that landlords can afford the loss, and that it is not a big deal. Of all the nerve! Would they let anyone steal money out of their pocket? Absolutely not! So why would they think they can steal out of their landlord’s?
While our local county sheriff's office does a great job quickly serving the eviction and court papers, we have had an external Sheriff's Department "mis-place" the court papers they were suppose to serve. They only admitted it after the court date, but still charged us the processing fees. Thanks Dodge County Nebraska!
While 99% of our tenants are great tenants, there is always room for perfection. Wheather you are a landlord for simply one rental or 1,000 rentals shouldn’t matter. If we can stop even one of the bad tenants from stealing from another landlord then Bad-Tenants.net was worth creating.
Of course, let's not forget bad tenants are not always the ones that fail to pay the rent. Bad tenants can also be the ones that simply pay late constantly, leave your property looking trashy all the time, or manage to always have those items that break mysteriously about the time rent is due. I personally consider any tenant that disrespects their landlord by yelling or threatening, for any reason, also worthy of being listed on Bad-Tenants.net.
If we all work together to build a community that informs each other of both our good and bad tenants, we can let these bad tenants know they can't continue to get away with victimizing landlords.
